Dwelling coverage is the biggest single driver of your homeowners premium. Double the coverage limit and your bill climbs with it, because the insurer is on the hook for a much larger rebuild. NerdWallet’s rate analysis shows how steady that climb is at national averages: about $1,480 a year for $200,000 of dwelling coverage, $1,975 for $300,000, $2,490 for $400,000, and $3,005 for $500,000. Higher tiers keep going, roughly $3,510 at $600,000, $3,995 at $700,000, and $4,445 at $800,000.

What the table tells you

Each additional $100,000 of dwelling coverage adds roughly $450 to $515 a year in these national averages. The step from $200,000 to $300,000 costs about $495. The step from $700,000 to $800,000 costs about $450. Pricing is close to linear because the dwelling limit tracks the expected rebuild bill, and labor and materials scale with the size of the house.

Your own quotes will sit above or below these averages depending on where you live. The same $300,000 policy that averages $1,975 nationally can cost far more in a hail or hurricane state and far less in a quiet inland market. Our guide to how much homeowners insurance costs in 2026 breaks down the national picture, and the cheapest and most expensive states guide shows the state spread.

Home value and dwelling coverage are different numbers

People shop by purchase price, but insurers price by rebuild cost. A $650,000 purchase price might include $250,000 of land value, and land does not burn down. Your dwelling limit should match what it would cost to rebuild the structure at local labor and material prices. Our explainer on replacement cost vs market value walks through why the two figures drift apart, sometimes by six figures in expensive land markets.

How to use these figures when you shop

Start with a rebuild estimate, then get quotes at that limit and at one step above and below it. If your rebuild estimate is $380,000, compare $350,000, $400,000, and $450,000 limits. You will see exactly what the extra protection costs on your house, in your ZIP code, instead of relying on national averages. Ask each insurer how it calculated the rebuild figure, because two companies can look at the same house and land $60,000 apart.

Review the limit every couple of years. Construction costs move, and a limit set in 2022 may fall short today. Many policies include inflation guard, which nudges the limit up at renewal, but it follows a general index rather than your local building costs.
